Kelly was invaluable in completing a complicated 1031 exchange / personal residence split with my dad, my fiancé, and me. She worked with us from the beginning -- meeting with us before the relinquished property was even on the market, offering to meet with our realtor for the relinquished property side of the equation, touring homes and sending suggestions while we were in escrow, and then jumping into action once the relinquished property had sold. She even managed tours and options from Rome when a seller backed out on us mid-way through the process!
She spent hours following up on options, communicating with realtors, figuring out details and making sure we knew reasonable comps and factors. From saving us $25,000 on an accepted offer to talking me down when I had a meltdown due to time and stress, she was there every step of the way. A competent communicator with a balanced and knowledgeable perspective, she was invaluable to the process. And, as if that's not enough, she also has a great range of awesome professionals in her tool-belt!
She made sure I had a real estate tax attorney advising the process 3 months before the relinquished property went on the market, connected me with plumbers and foundation inspectors and home inspectors and sewer companies to check out the properties while in escrow, and even posted about my job search on her Facebook page to help find me resources and advice. (It worked, too - I got great advice from one of her friends!)
I can't even imagine what this project would have looked like without Kelly on our side. Thank you, Kelly!! We completed the 1031 with time to spare, closing escrow on two properties exactly 60 days after the sale of the relinquished property (meaning we had 120 days left, if we'd wanted to use them). It was a whirlwind but we did it!
